If you’re thinking about adding a second unit to a property, a good place to start is Nevada County’s new ADU Guidebook, which was released in September to help homeowners navigate the regulations surrounding additional units.

“This guide was created as a resource to help residents of Nevada County through the entire process of building an accessory dwelling unit (ADU)—also known as granny flats, backyard cottages, in-law units, or basement/garage apartments,” the book’s introduction states. “These pages include a step-by-step approach to your ADU project (from ADU 101 all the way to move-in) and provide links to helpful resources and tools along the way.”

ADUs have gained popularity as an attractive option for homeowners looking to maximize the utility of their property. Among the myriad reasons for building additional living space is rental income, which can help offset mortgage costs, home insurance, property taxes, and other expenses, making homeownership more financially sustainable.

Another motivation for adding an ADU is the flexibility it offers in housing arrangements.
